[00:00:26] Rachel: So let's go ahead and just get started on this SEO conversation. So before I break down those top real estate SEO keywords, I want to stop and take a moment to really either refresh your memory on SEO, or if you're unfamiliar with SEO, give you an opportunity to have a brief overview and understanding of what it is.
[00:00:44] Rachel: SEO stands for search engine optimization and it ultimately helps search engines think Google, Yahoo and Bing find your website easier. So part of the appeal of using these search engines is that you can find what you want almost [00:01:00] immediately. Think about the actions when you go to Google, you type in a prompt into the search bar and it immediately populates with thousands upon thousands of answers to your question. You can pretty much find anything you need on Google or any other search engine nowadays.
[00:01:15] Rachel: So with SEO, you can actually show search engines that you have the content people want. Think about when you are on those pages and you've just typed in your query into the Google search bar. And you get that first page full of really great content. And the answer to your question. Those are the types of organizations and individuals who have shown the search engines that they have the content people are searching for. So as a reward for using SEO effectively, search engines display your website before others. Again that's where you see t he rankings where people listed on either the first, second, third, fourth, or 100th page of a Google search.
[00:01:53] Rachel: So in real estate, why specifically is SEO important? So utilizing SEO on your real [00:02:00] estate website, your social media, your blog, or other online marketing materials makes it really easy for potential leads to find you. Again, if someone, a potential client is going onto Google and they go into that search bar, hopefully you can get your website to be in one of those top couple pages to answer that prompt that someone is looking for.
[00:02:18] Rachel: Now, when we talk about positioning, I had mentioned your rankings be either being on the first, second or third page of a Google search. Your goal is to get as close to the top of that search as you possibly can. And that's because most people are going to select their needed service or a product if it appears within the first couple pages of that Google search.
[00:02:40] Rachel: We can even test this out just think for yourself, when was the last time that you yourself have even gone to page seven of Google? I know for me, I honestly don't even remember the last time that I've gone to page seven of Google. I think the farthest that I've ever gone in a Google search is maybe like page three or [00:03:00] four. So because of this, it's really important that you get your products and services to show as close to the top that you possibly can.
[00:03:07] Rachel: Also when we talk about the importance of SEO and why you should use it in your real estate business is to consider that even though real estate is typically considered a more traditional industry, much of it has shifted to being online and in the digital space. And because of that, it means you need to have a mix of traditional and digital marketing strategies in order to succeed in your business.
[00:03:30] Rachel: So by including things like social proof, such as testimonials and reviews, having a solid online presence. Having content that's really good and valuable for your target audience is going to help your SEO strategies target potential leads.
[00:03:45] Rachel: So now that we know what SEO is, we know a little bit about how it works. I want to talk briefly about how you can actually use SEO in your marketing strategies. I just want to cover a couple of important terms that you need to know, [00:04:00] especially since we'll be going over the top SEO real estate keywords. I want to make sure you understand what you're looking for when you are doing research on these keywords and you are actually implementing them into your website or into your content.
[00:04:14] Rachel: Specifically for definitions, an SEO keyword, let's start there. That's what this whole podcast episode is about. So SEO keywords are the terms people search for, and these are also called queries. Think of them as the prompt that someone is typing into a Google search bar. So anytime you type something into a search engine, it is logged as an SEO keyword, also an SEO query. Again, keyword and query are interchangeable.
[00:04:41] Rachel: Ideally you want to include SEO keywords on your website. This is the easiest way to implement SEO is to create web pages or blogs that are attached to your website, that relate to your target audience and the keywords or queries that they are specifically looking for.
[00:04:55] Rachel: So again, before we get into the top SEO key words, and what to include on your [00:05:00] website, I think there are two extremely, extremely important terms for you to know and understand. Especially when you were selecting, what keywords to include into your website. And those two terms are search volume and keyword difficulty.
[00:05:15] Rachel: Let's start with search volume. So search volume is a key part of SEO and it tells you how many people are actively searching for that specific keyword. In general, the higher, the search volume, the more people are searching for that term. So typically things like very broad keywords, like real estate or real estate agent near me, are going to have higher search volumes than something that is a lot more niche and targeted like real estate agent in Colorado Springs.
[00:05:46] Rachel: Search volume is something that's continually updated. So you will see within keywords, once you start getting into this, you'll see that your keywords will start fluctuating. And that is ultimately just based on what people are searching for and can also be changed based on [00:06:00] what trends are going in and going out.
[00:06:02] Rachel: Even, so it's typically recommended to target keywords with search volumes between 100 and 1,000, those are your smaller keywords. Then your medium volume keywords are going to be 10,000 to 100,000. Start small, start by targeting those smaller search volume keywords and those medium search volume keywords.
[00:06:22] Rachel: In most cases all of your efforts on keywords with high search volumes above a hundred thousand are only going to be able to help your page if you already have a really good foothold in the SEO and online space for your industry and your website is already bringing in thousands of visitors in traffic.
[00:06:39] Rachel: Next term, what is keyword difficulty? So I said, there's two terms you need to know. We went over search volume. The second one is keyword difficulty. So keyword difficulty is the other aspect of SEO. It's ultimately telling you exactly what it says. It's how hard it is to rank for a particular keyword.
[00:06:57] Rachel: So there's really good sites and tools out there for [00:07:00] you to use when you are looking into either the search volume or the keyword difficulty of a specific keyword or query.
[00:07:07] Rachel: Keyword difficulty can be expressed by a rating of zero to 100 . So 100 is considered the most difficult keywords to rank for. Whereas a keyword with a difficulty of zero is going to be the easiest keyword to rank for. In most cases we could probably put these together, but the keywords with the highest search volumes also have the highest keyword difficulties.
[00:07:31] Rachel: Because of this targeting a keyword, such as real estate agent near me, maybe a lot more difficult to rank for than something, again, that is a little more niche, like a query that would be based on your local market.
[00:07:44] Rachel: Paying attention to keyword difficulty is going to be vital. Essentially because you don't, you don't wanna waste your time. And you don't want to waste your time targeting keywords that you're going to have very, very little chance of actually ranking for. So again, when I say start small, start with targeting keywords that have a mix of search volume and keyword difficulty that are also low in search volume and have an easier keyword difficulty.
[00:08:09] Rachel: So as you become more successful in your SEO efforts you should find a lot more easier to be able to rank for content as you create it.
[00:08:17] Rachel: Okay, so let's get into the good stuff. We did a brief overview of what SEO is and important terms to know. Lucky for you, we have done a good amount of research on this. So this'll be a really great starting point for you in your SEO journey, and deciding what keywords you want to be using on your website and in different content pieces that you create.
[00:08:37] Rachel: So we have created a list of popular real estate SEO keywords for 2023. These keywords are going to cover, a couple of various topics with most of them leaning more towards providing information and teaching your reader rather than being very sales oriented. So for the most part, when people are searching online for something, they may be ready and may have an [00:09:00] intent to purchase, but for the most part, they're looking for value and information.
[00:09:05] Rachel: So we wanted to provide you keywords that is going to help you provide that to your audience and by covering a variety of topics related to real estate or your specific market your content is going to have the ability to reach a wider audience and help you to gain more leads.
[00:09:21] Rachel: So this is going to be a bit of a lengthy list. But what I'm going to do is I'm going to state the keyword or state the query. And then following that, what I want to do is be able to provide you what the search volume is for that term, as well as the keyword difficulty again, how hard it is to rank for that term.
[00:09:39] Rachel: That way you have an understanding of which terms you want to be able to implement into your website, into your content.
[00:09:48] Rachel: I'm also going to be splitting up these keywords into different themes or different purposes for these keywords, because I think that'll help break them down a little bit. And so I have three different [00:10:00] themes. I've got keywords for generating leads in 2023. I have keywords to find buyers and I have keywords to find sellers.
[00:10:08] Rachel: So let's go ahead and get started with the top SEO keywords to help generate leads in 2023. Again, I'm going to name the key word. I'm going to then state the search volume number, and then I'm going to state the keyword difficulty percentage.
[00:10:26] Rachel: So without further ado, here are five top SEO keywords that are going to help you generate leads in 2023.
[00:10:33] Rachel: The first one we are going to start with is top real estate agents. This has a search volume of 3,600. And a keyword difficulty of 78%. So it does fall within the smaller range of search volume. But it also falls within a higher range of keyword difficulty closer to being towards a hundred percent.
[00:10:55] Rachel: The next key word we're going to talk about is best realtors near me. This has [00:11:00] a search volume of 4,400 searches. And a keyword difficulty of 62%. So again, this has a slightly higher, but still small search volume and it still has, it has a higher keyword difficulty, but slightly lower than the previous keyword.
[00:11:17] Rachel: The next key word I want to talk about is best realtors. So this currently has a search volume of only 590 searches, and it has a keyword difficulty of 57%. So that could be one that maybe you want to target, within your website and within your content, because it has a lower search volume. And it starts to have a lower keyword difficulty.
[00:11:39] Rachel: The fourth keyword I want to provide to you for generating more leads this year. Let's go with ones that have a little bit of a lower keyword difficulty. So these last two are going to have a low search volume and also a low keyword difficulty. So this fourth term or the fourth query is [00:12:00] types of real estate agents. This has a search volume of 390, and they keyword difficulty of 40%. And then the last keyword I want to share with you about generating leads in 2023 is going to be boutique real estate firms this only has a search volume of 260 and it only has a keyword difficulty of 34%. So again that one is boutique real estate firms.
[00:12:30] Rachel: Just as a refresher, before I move on to the next theme, those five keywords for generating leads in 2023, that you may want to consider putting into your website or any content that you create is top real estate agents, best realtors near me, best realtors, types of real estate agents, and boutique real estate firms so those are keywords for helping you to generate more leads this year.
[00:12:56] Rachel: Moving on the next theme, we are going to be talking [00:13:00] about keywords for is top SEO keywords to find buyers in 2023. So real quick, I just want to show you some or show you, you guys can't even see me. I want to tell you about keywords that are really, really difficult to rank for and what those numbers are associated with it just so you can become familiar again with those general terms that you may want to include in your website and in your content, but may also not be the best for you to include it in your website and in your content.
[00:13:31] Rachel: So two really hard, really high search volumes and really hard keyword difficulties are realtor with 3.35 million searches. And it has a keyword difficulty of a hundred percent. So this is a keyword if you were solely relying on this one, you likely, unless you had a really phenomenal established online presence are likely not going to rank for this.
[00:13:56] Rachel: And the second one I want to talk to you about is just homes for [00:14:00] sale near me. So again, this is your target audience, going to Google typing in homes for sale near me. And this term, or this phrase, this keyword has a search volume of 673,000 searches and also a keyword difficulty of a hundred percent. So that's why it's so important to look at search volume and keyword difficulty. Because again, you want to make sure that your content and your website get as top to the Google search or search engine as possible when someone is looking to answer a question that they may have.
[00:14:32] Rachel: That's just a little fun fact, but I do want to go over, top SEO keywords to find buyers in 2023. And without further ado, we are going to start with homes sold near me. This has a search volume of 5,400 and a keyword difficulty of 31%.
[00:14:49] Rachel: The next term or next keyword is going to be investment properties for sale. This has a search volume of 2,900 searches and a keyword difficulty of [00:15:00] 49%. Next term, moving on is local real estate, and this has a search volume of only 1,300 searches and a keyword, difficulty of 55%.
[00:15:10] Rachel: Fourth term, we're going to go over, fourth keyword is fixer upper homes for sale near me. This has a search volume of only 880. And then a keyword difficulty of 27%. And then the final term I want to go over is remodeled homes for sale at 140 as its search volume and a 23% keyword difficulty.
[00:15:34] Rachel: Just as a summary, those five terms again are going to be homes sold near me, investment properties for sale, local real estate, fixer upper homes for sale near me, and remodeled homes for sale. You're really going to want to make sure you're using, those specific keywords to help improve your online presence within your website or within the content that you're creating.
[00:15:58] Rachel: Just as a side note on [00:16:00] keywords for finding buyers in 2023. It is so very, very, very important for you to be listing out the details of your homes. This is where things like single listing property websites come in handy, where you've got, keyword rich search descriptions of your homes. And the reason I'm saying this is because people search for that.
[00:16:19] Rachel: People are actually Googling where to find two bedroom, one bath homes three bedroom, two baths. Just as an example, I do have some keywords here, to show you how easy it can be to help you rank when you list those type of features in your descriptions, and on your sites. So if someone is going to Google and they are typing in the keyword two bedroom, one bath house for sale that only has a search volume of 260 and a keyword difficulty of only 13%.
[00:16:48] Rachel: And then that alongside just another example, if you, if someone goes to Google and they type in two bedroom, two bathroom house for sale, that only has a search volume of 140. And a keyword difficulty of only [00:17:00] 12%. So just as a note, before we move on to our next theme, that you are including the details of your listings, on your website, in your single listing property websites, in your descriptions, because those can actually help you to rank, when it comes to search engine optimization.
[00:17:15] Rachel: Okay. So moving on to our third and final theme for our keywords is top SEO keywords to find sellers in 2023. So the first key word that you can include to help you find sellers this year is should I sell my house now? A very universal question I'm sure you all are very used to, especially with all of the changes in the rates. But should I sell my house now is a query that people are typing into Google. It has a search volume of 2,900 and a keyword difficulty of 50%.
[00:17:46] Rachel: The next one is homes recently sold near me. This has a search volume of 3,600 and a keyword difficulty of 33%. The third keyword for finding sellers [00:18:00] this year is how long does it take to sell a house? This has a search volume of 1,600 and a keyword difficulty of 46%. And then our fourth term or fourth keyword is checklist for selling a house that has a search volume of 390 and a keyword difficulty of 57%.
[00:18:20] Rachel: Our final keyword for helping you to find sellers this year is who pays closing costs when selling a house, this has a search volume of 320 and a keyword difficulty of 54%. So you can really see here when it comes to this particular theme, people are really looking for information. So it's important for you to not only include these keywords in your website, but to also create really valuable content that your target audience is actually looking for.
[00:18:50] Rachel: You're helping them find these answers. You're helping them figure out who's paying closing costs when selling a home or helping them to find that checklist for selling a house. So again, to wrap up [00:19:00] those five top keywords for, helping you to find sellers this year are, should I sell my house now, homes recently sold near me, how long does it take to sell a house, checklists for selling a house, and who pays closing costs when selling a house.
[00:19:16] Rachel: Those are some of your top keywords this year that can really help boost your business and boost your marketing efforts.
